Simply put, when you rent an apartment or house the landlord’s insurance only provides coverage for the costs of repairing the building if there is a robbery or disaster like fire, flood or hurricane. You need renters insurance to protect your belongings and yourself financially.

  • 1) What amount of renters insurance should I buy? Open or Close

    Your insurance policy coverage should be enough to replace all of your possessions if a burglary or any covered disaster happens. The value of your personal property may not seem expensive, but you’ll be surprised when you create an inventory. Your home inventory should include clothing, furniture, electronics, appliances, and even kitchen utensils. The list should have details along with estimated values.

  • 2) Should I choose replacement cost renters insurance or actual cash value coverage? Open or Close

    A replacement cost renters policy is an option that covers the cost of replacing the possessions in your home without accounting for depreciation. A renters insurance actual cash value policy will deduct depreciation before paying you for replacement. The additional cost of a replacement policy might be worth it because the value of many items can depreciate quickly.

  • 3) What unexpected perils does renters insurance cover? Open or Close

    Renters insurance coverage is for financial losses from smoke or fire, theft, vandalism, lightning, explosion, windstorm and certain types of water damage (like a burst pipe or when the tenant upstairs leaves the water running and floods your apartment).

    A flood from an external weather disaster is not covered in a renters insurance policy. However, we can offer you that kind of flood coverage through the federal government’s National Flood Insurance Program

    Earthquakes are another unexpected event renters insurance does not cover. Florida is not in an earthquake zone, so that kind of protection is not a concern. However, we can add it as an “endorsement” to your renter's policy or just give a separate policy for earthquakes.

  • 4) What is an insurance deductible, and how does a policy deductible work? Open or Close

    Every insurance policy has a deductible which is the amount of money you pay out-of-pocket before the insurance coverage kicks in. A higher deductible will lower your premium for the same amount of coverage. Each time you file a claim you are responsible for paying the policy deductible. Deductible amounts are usually $500, $1000 or $2000.

  • 5) What is a “floater” and do I need to add one? Open or Close

    Most typical renters insurance policies offer only a limited dollar amount for items like furs, jewelry, and musical equipment. If your possessions are expensive, you should consider adding a floater to your renter's policy. A separate floater policy is an additional insurance for accidental loss. Appraisals and receipts will be required when filing an insurance claim. Since your insurance premium is based on appraised value be sure to use a reputable appraiser.   • 6) If someone sues me will I have enough liability insurance? Open or Close

    Most renters insurance policies include about $1,000 to $5,000 worth of liability coverage. This liability protection covers you against lawsuits for property damage or bodily injury caused by you, a family member or even your pets. Renters insurance liability pays up to the limit of your policy for both the cost of court awards and the cost of defending you in court. $100,000 of liability coverage is standard on most renters insurance policies, but additional amounts are available. You need to determine if the amount of liability coverage provided by your renter's insurance policy is sufficient to protect your assets.

    Renters liability insurance also provides no-fault medical coverage. This coverage is not a substitute for your health insurance as it only covers injuries sustained by others. A person injured on your property submits their medical bills directly to your insurance company. Medical bills will be paid by the insurance company avoiding a lawsuit.

  • 7) Should I consider an umbrella liability insurance policy? Open or Close

    When you reach the liability coverage limit on your provided by your auto or renters insurance policy, an umbrella policy kicks in. For that reason, you might consider adding this additional coverage if you have significant assets. Umbrella liability insurance also covers you for slander and libel.   • 9) Do I need supplemental coverage if my business is run out of my home? Open or Close

    Home-based businesses insurance coverage options are many and varied. Typically a homeowner or renters insurance coverage is limited to $2,500 for business equipment. $2,500 may not be enough to replace the equipment required by your home-based business. Other coverages you may also consider are liability and lost income insurance. Your coverage includes hotel bills, temporary rentals, restaurant meals and other expenses you incur while your home is being repaired or rebuilt. You need to know how much coverage you have and the limits.
    Some policies provide coverage for a set amount of time, while others have a financial cap.
